Why Should You Check C-Bus Before You Buy a Sydney Home?
Unlike ordinary switches, C-Bus is a programmed network. When it works, it's fantastic. When it's old, damaged or badly installed, repairs and reprogramming can add up — and the previous owner may not know (or mention) its condition. A standard building and pest inspection won't touch it. A quick check now saves surprises later.
Hidden Age
C-Bus hardware has a service life. A system quietly nearing the end of it can start failing within months of you getting the keys — often right after settlement.
No Handover File
Many homes change hands without the C-Bus project file or the original installer's details. Without it, future changes cost more — unless it can be recovered from the network.

How Do You Check a C-Bus System Yourself Before Buying?
You don't need any tools for this — just five minutes at the switchboard and a walk around the home. Here are the four things our technicians look at first, and what the warning signs mean.
Check the age of the system 20+ Years = Risk
Ask the agent or owner roughly when the C-Bus system was installed, or look for a date on the switchboard paperwork. C-Bus is reliable, but like all electronics it doesn't last forever.
Once a system passes about 20 years old, it can begin to degrade quickly — power supplies weaken, dimmer and relay channels start to drop out, and keypads become unreliable. If it's older than two decades, budget for it and get it professionally assessed before you commit.
Check where it's installed Dry & Cool
Find the C-Bus enclosure — usually a DIN rail cabinet in or near the main switchboard. Have a look at the room it lives in.
C-Bus hardware should be in a dry, cool, well-ventilated space. Heat and moisture are its biggest enemies — an installation baking in a hot roof cavity, tucked in a damp garage corner, or crammed in an unventilated cupboard will age far faster and fail sooner. Signs of water, rust, or a hot, stuffy location are all red flags.
Check the "Unit" light on the devices Solid & Strong
On the C-Bus modules in the cabinet (and on the back of keypads), there's a Unit indicator light that shows the device itself is powered and healthy.
It should be on and glowing with a strong, steady light. A light that is off, very dim, or flickering usually means that device isn't getting proper power or is starting to fail — worth flagging for a closer look.

Alongside the Unit light, C-Bus devices have a C-Bus network indicator that shows the device is talking to the rest of the network properly.
Like the Unit light, it should be on with a strong, steady glow. Dim, off, or flashing network lights point to a communication or impedance fault on the C-Bus network — one of the most common issues we're called out to diagnose.

No. A standard building and pest inspection looks at structure, defects and pest activity — it does not test a home automation network. Most building inspectors are not licensed electricians and have no way to interrogate a C-Bus network, read device diagnostics, or assess the programming. If the home you're buying has C-Bus, it needs a separate check by a C-Bus specialist.
Sometimes the switchboard paperwork or the original build date gives it away, but the most reliable way is to read the model and batch numbers on the C-Bus hardware itself. During an audit we identify each device, date it, and tell you where it sits in its service life. As a rule of thumb, once a system is around 20 years old it can start to degrade quickly and is worth watching closely.

The $1,235 package includes a full backup of your C-Bus network — we recover the project file that maps every unit, group address, scene and schedule. Many homes are sold without this file, and without it any future repair or reprogramming effectively starts from scratch. Having a backup on hand means future work is faster, cheaper, and far less stressful if a device ever fails.
Most C-Bus devices show a Unit light (the device has power and is healthy) and a C-Bus network light (the device is communicating with the rest of the network). When both are on with a strong, steady glow, that device is happy. Lights that are off, dim or flashing point to a power, hardware or network fault — exactly the kind of thing our audit pinpoints.
C-Bus is still an active Clipsal (Schneider Electric) product line, and current hardware remains available. What does change is that some older-generation units, keypad styles and touchscreens are discontinued, so a like-for-like replacement isn't always possible on a twenty-year-old system — sometimes a newer equivalent device has to be swapped in and programmed to match. Part of what the audit tells you is which of your devices are still current and which are on borrowed time.
You get the findings in writing, in plain English, with our recommendations and a sense of what's urgent versus what can wait. If repairs, replacements or reprogramming are needed, we quote them separately and you're under no obligation to use us for the work.
